Inspection Coordination

After your offer has been accepted, it is possible that your soon-to-be property may require a variety of inspections.  Working with your lender, you may need to have a formal bank appraisal performed to conform with loan conditions.  A property home inspection, wood destroying insect inspection, radon, and well or septic inspections may need to be completed to make sure that the property is up to the standards set forth in your written agreement. If defects are brought to light during this time, it may delay or even invalidate the contract, depending on the contingencies set forth in the contract. It is extremely important to do these procedures in a timely and professional manner.

At this point, you will need to take care of homeowner insurance, another very important item.  You will need to obtain insurance for at least the amount of the mortgage loan.  Insurance experts often recommend coverage equal to the full replacement value of the home.  Before the closing can proceed, you must have insurance coverage on the home.
