Congratulations on your decision to purchase a new home. The most important step (after deciding to buy) will be to analyze your needs. By analyzing your needs, you will gain a clear picture of what you want your new home to look like and the ways it will serve you.

First, write down what you are looking for in a new home. For example, are you tired of paying rent and would like to have a home where you can begin building equity? Perhaps you want to start a family and will soon outgrow your current residence. Or, maybe you have just received a promotion that requires you to move to a new city . All of these factors will affect how you approach your home search.

Next, establish a time frame for buying your home. Depending on your reasons for wanting a new home and the current market conditions in your buying area, you should be able to come up with a rough guideline which you can confirm at a later time.

Last, you probably have a mental picture of what you would like your house to look like and the features you want it to have. It's very important to write these ideas down, in order to avoid any ambiguity later in your home search. You should make at least two lists: one should describe your dream home and the other should list the features that you consider "must haves" in order to buy the home. In the best case scenario, your new home would fulfill both lists 100 percent. It is more likely that you will end up combining the two lists into a schedule of prioritized items as you move forward in the buying process.
